Comprehensive Financial Feasibility Report
The purpose of this feasibility study is to provide comprehensive specific data, objective analysis, and a report of objective information, with recommendation, about the church as it relates to their building program. The study will help to define scope, timing, vision and budget. When properly implemented, this report will also be instrumental in maintaining unity in the body of Christ. Task 1 – Research and Preparation of a Preliminary Site InvestigationThe Preliminary Site Investigation includes information on major and minor topics affecting the site from a platting/zoning/engineering perspective. It includes, but is not necessarily limited to, in-depth information on jurisdictions, platting, zoning, comprehensive plan/land use designations, annexations, easement/right-of-way vacations, water facilities, sanitary sewer facilities, storm drainage, floodplain, thoroughfare issues, franchised utilities, and potential economic incentives. No platting or surveying services (including on-the-ground-topography) is included in this proposal. This will be provided within 30 days of beginning this agreement and will be performed by a licensed civil engineer in your local area. Task 1a - Preliminary Floor Plan, Elevation, and Site Master Plan1 Color 24 x 36 Elevation – 1 Color 24 x 36 Site Master Plan – 1 Black & White 24 x 36 Floor Plan The initial Black & White drawing will be provided within 3-4 weeks. The drawing will be instrumental in helping to define the scope of work in Task1. This drawing will be designed by a licensed architect and drawn to scale. Task 2 - Church Study – Data Acquisition – Data AnalysisData Acquisition In the data acquisition phase, the consultant will collect a variety of information from the church including, but not limited to:
Data Analysis The information that is collected will be analyzed to determine/confirm the space and land needs that might be required in order to accomplish the vision and mission of the church. A financial analysis will be performed to determine the church’s overall financial health and its ability to service debt. This is completed within 30 days of the information being provided by the church. Task 3Construction Budget A budget accurate to within the contingency on construction and site prep will be prepared based on the report compiled in Task 1 and Task 1a. An estimate of what potential funding costs will also be included. This budget is defined by a construction manager, who uses open book delivery methods, with over 10 years of experience, and with projects close to or in your local area. Task 4 - Recommendation ReportFollowing data collection and analysis, a consultants report and recommendation will be presented to the building committee and church leadership for discussion and review. The report is essentially in two parts. The first part is the consultant’s report, which summarizes the all of the research and findings into an executive report. The second part of the report is the recommendation from the consultant on what the church should build, what it can afford and how it will pay for the project. Depending on the responsiveness of the church, especially with regard to the Church Study, Confidential Financial Worksheet, and Preliminary Drawing, the final report will be presented within 90 days of the beginning of being contracted. Task 5 – VisitsThis study includes the cost of the initial visit and the recommendation meeting. The recommendation meeting will include a construction manager providing specific answers on the construction budget and anticipated timetable of events.
